House construction cost in Bangalore.
What drives the cost of building a house in Bangalore, current per-sq.ft rate ranges, and how to plan a realistic budget.
The short answer
House construction cost in Bangalore is usually estimated on a per-square-foot basis multiplied by the built-up area. As a broad planning figure, a standard residential build with materials and labour typically starts around ₹1,900 per sq.ft, while labour-only contracts for civil work are much lower. These are indicative ranges, not quotations — your final cost depends on the plot, design, specifications and finish level you choose.

What drives the cost
Built-up area: the total constructed area across all floors is the biggest multiplier. A 30×40 plot with a G+2 house has a very different budget from a single-floor home on the same plot.
Design and structure: duplex layouts, cantilevers, large spans and basement or stilt parking add structural cost compared with a simple rectangular plan.
Specifications and finishes: flooring, bathroom fittings, kitchen finishes, doors, windows and paint brands can move the per-sq.ft rate significantly.
Site conditions: access for materials, soil conditions, slope and existing structures on the plot all affect foundation and civil work cost.
Contract types and how they price
Material + labour (turnkey-style): one rate per sq.ft covers materials and execution. This is the simplest to budget and is the basis of our calculator's standard package.
Labour-only contracts: you purchase materials yourself and pay labour rates for civil and finishing work. This can save money if you can source materials well, but it demands much more of your time and supervision.
Interiors are usually budgeted separately from the civil structure. As a planning figure, interior design and execution is often estimated around ₹1,200 per sq.ft depending on scope.
How to plan a realistic budget
Start with the built-up area you actually need, not the maximum the plot allows.
Get a per-sq.ft estimate early, then refine it once the floor plan and specifications are decided.
Keep a contingency of roughly 5–10% for design changes and site surprises.
Ask for a scope-led written estimate: what is included, what is excluded, and which brands and specifications the rate assumes.
